Progress Update on Eagles Landing – Week of 6/21/14

Work continues on our newest residential community, Eagles Landing, featuring both villas and townhomes starting in the $250Ks. We are excited to share the progress with you because we are confident you’ll fall in love with these homes just as we did!

Not only is Eagles Landing located in a perfect location in North Central Florida (we love Ocala!), but these homes also feature top-of-the-line amenities, as well as the benefit of living in a private gated community. Just a look inside an Eagles Landing home and you’ll notice the crown moldings, tray ceilings, lake front views, and much more.

Eagles Landing is on schedule to be completed by mid-December. The residential community will consist of 6 townhome buildings (with 6 units in each building) and 15 villas. Boutwell Contracting & Development is building the villas and Tallen Builders, LLC is building the townhomes.

Progress of the Villas

The exterior of the home on Lot 15 has been painted and the team is finishing up the interior trim and roofing. The team is getting ready to install marble floors throughout the entire first floor of this home, excluding the bathroom, which will be carpeted.

The exterior of the home on Lot 14 has been painted and all interior millwork is finished. The team started tile work on Friday and will finish the roofing this week. This home will feature real wood flooring, as well as many other impressive amenities. The flooring cannot be installed until the home has electricity and air conditioning because any drastic temperature change can cause damage to the wood.

The exterior on Lot 13 has also been painted, all interior millwork is done, and the roofing will finish next week. This home will feature tile planks resembling wood, a style that’s trending right now in the design world. This type of flooring offers the look of wood with tile’s trouble-free maintenance. You get the best of both worlds!

Progress of the Townhomes

Building A

Fire sprinklers have been installed in all units and have passed the fire marshal’s inspection under 200 pounds of pressure. The drywall in Unit F is scheduled to be finished this week. The drywall process takes 7 days per unit progressing from Unit F to Unit A. The entire building will have drywall completed by mid-July. Water-resistant drywall is installed in the bathrooms of each unit to protect against mold and other water damage. After the drywall for each unit, the next steps are painting, trim work, flooring, and then cabinetry.

The waterproofing of all the exterior porches has been completed for Building A and the exterior stucco will be completed this week. The tile roof on this building is very close to being done including the waterproofing of the roof. To waterproof the roof, a material called Boral Tile Seal is installed underneath the tiles, which provides a water-tight seal.

Building B

Tallen Builders has completed the roof for Building B including its waterproofing. They have also begun work on the interior frame walls.

With regard to the roads in Eagles Landing, the first lift of asphalt is down. The next step is to put the finishing coat (lift) on and stripe it. In addition, the electrical primary (green box) is in, which pulls to the secondary electrical.
